1. Booking Cancellation
Any request for cancellation of booking must be submitted in writing by the applicant/purchaser to Lakhani Builders through registered email or written communication at the company’s official office.
Cancellation requests shall be processed subject to the terms mentioned in the Booking Form, Allotment Letter, Agreement for Sale, and applicable company policies.
2. Cancellation Charges
The company reserves the right to deduct administrative, processing, documentation, brokerage, GST, and other applicable charges at the time of cancellation.
Any token amount or booking amount paid may be non-refundable unless otherwise agreed in writing by the company.
3. Refund Timeline
Eligible refunds shall normally be processed within 30 to 90 working days from the date of approval of cancellation and completion of all required formalities.
Delays caused due to banking procedures, incomplete documentation, or third-party financial institutions shall not make the company liable for additional compensation.
4. Loan Rejection Cases
In cases where home loan applications are rejected by financial institutions or banks, refund requests shall be considered only upon submission of valid rejection proof from the concerned bank/financial institution.
Processing charges, administrative expenses, and applicable deductions may still apply.
5. Non-Refundable Amounts
The following may be treated as non-refundable:
- Booking/Application Fees
- GST and statutory taxes already deposited with authorities
- Stamp Duty and Registration Charges
- Legal/Documentation Expenses
- Any third-party charges incurred by the companyy
6. Mode of Refund
Refunds shall be processed only through banking channels and transferred to the original payer’s bank account after verification of documents.
Cash refunds shall not be entertained.
7. Project Delays & Force Majeure
Refund requests arising due to delays caused by force majeure events including natural calamities, government restrictions, war, pandemic, labor shortages, or regulatory changes shall be governed as per applicable RERA provisions and the Agreement for Sale.
8. Modification of Policy
Lakhani Builders reserves the right to amend, modify, or update this Refund & Cancellation Policy at any time without prior notice.
